Redfin estimates that 15.2% of all home sales in metro Denver this year went to buyers who paid all-cash down from 17.9% last year and 20% in 2012. Nationally, Redfin says 24.3% of all home sales are paid all-cash. In the past an all-cash buyer might get a discount on a home; but not anymore as many homes receive multiple offers. Anthony Rael with RE/MAX Alliance told Aldo Svaldi in this Denver Post story, "Cash is not necessarily king. You will net more as a seller with a financed buyer."

I agree as I have helped dozens of my clients beat out all-cash offers. How? I write a very strong pre-approval letter, I call the listing agent, and my closing success rate over the last 8 years is over 99% as I have only had 3 pre-approved clients not close on a home in which I made a mistake or error over the last 8 years.
