7 Home Renovation Mistakes to Avoid

2

The Denver Post ran this great story last weekend in advance of The Denver Home Show that returns in less than 2 weeks. Here are the 7 renovation mistakes and make sure to share this story with your clients and prospects including on social media.
1. Finishing a basement on a newer home with lots of square footage upstairs.
2. Adding high-end features like a steam shower in a bathroom on homes priced under $600k. I would say even under $1 million.
3. Don’t reduce your bedroom count by making 2 bedrooms into 1 bigger bedroom.
4. Be careful with over the top kitchen appliances. The story mentions pizza ovens and wine fridges. Personally my wine fridges only cost about $250. But, I wouldn’t add Viking appliances in homes probably under $1 million.
5. Hot tubs, pools, lavish water features outside can turn off potential buyer due to the maintenance.
6. Be wary about creating specialty rooms like craft rooms, home theaters, and man caves. I think these rooms might help if you have the basics covered such as 3 bedrooms, at least 1 office, and a living room and family room.
7. Don’t add wall-to-wall carpeting instead use hardwoods or LVP. Second, avoid dark or unusual paint colors. Third, don’t spend too much money replacing windows. I remember when we replaced the windows in our Littleton home our bids ranged from $20k to over $55k. And I found a better and cheaper source for windows through my G.C. for our home in Estes Park.
8. Bonus #8 is add storage space.
