A New Modular Home Company

A long-term general contractor is trying to turn the home construction business on it’s head with his new company S2A Modular, a California-based modular home building company that aims to build homes in 35 factories across the country. And each home built will be net zero energy and will feature organic building materials. He believes each factory can build 500 homes a year with one shift of 100 skilled employees. He hopes to be building 35k to 70k homes a year by 2025. He says 90% of the home is completed in the factory and that all site work can be completed within 4 weeks.

As I have written many times over the years I believe modular home construction is the only possible way for home builders to catch up with demand in Denver and across the country. But, will consumers accept modular homes as their home? Second, will jumbo lenders accept them? Right now many don’t. Modular homes are treated like a stick-built home by Fannie, Freddie, FHA, and VA.
