How the Apartment Market is Being Impacted

I read a great story in The Denver Post about the commercial real estate market and I will focus on the apartment market. First, according to Shane Ozment, vice chairman with Newmark Knight Frank Multifamily, "We aren't see a lot of rent growth anywhere in the metro." Second, the eviction moratoriums are impacting more severely the owners of affordable apartments. Third, multifamily permits are down by 50% this year which means much less supply of new apartments in 2022 and 2023. And Ozment believes we may see large rent increases by 2023 because of this.

Finally, I read that some commercial RE brokers believe Denver will see more buying activity as investors sell in larger cities and look to buy apartments in smaller cities. I also read that suburban markets in metro Denver may see a surge in buyer demand as even apartment dwellers look to move to the burbs.
