Showings Nearly 50% Higher Than in 2019

I had a Realtor tell me last week that their office says the number of showings is increasing per listing. Is this true? I received First Alliance Title’s September Showings Cart for the 11 county metro Denver area and their showings chart shows that homes are receiving 11.5 showings per home before under contract in September and August, down from 12 in July, and down from a peak of 22 in February. Homes saw 20+ listings from January through April this year.
Showings this year are slightly above last year’s numbers which has surprised me. From 2017 to 2019 we saw homes receiving 8 showings per listing before going under contract. So, demand this year is nearly 50% higher than it was from 2017 to 2019, which is why prices are still appreciating by 10%+.
