This RE Trend is Sweeping Across America

Ivy Zelman, one of the top housing experts in the country, recently spoke about this RE trend that has DOUBLED from 2018 to 2020. It’s Build-For-Rent in which home builders build homes specifically to be rented out. Nationally Build-For-Rent had a 4.5% market share last year; but in the Carolinas, Arizona, Texas, and Florida over 10% of all new homes built will be rental homes.

I personally know of 2 real estate turnkey companies that have contracts with home builders to build new homes in Alabama, Florida, Georgia, and Texas for out of state investors to purchase and invest in. Second, Lennar, Toll Brothers, and Taylor Morrison have announced deals with large investment companies to build new homes for rental purposes only. Ivy said, “there is a wall of capital that has shifted to this asset class.”

A company named Avilla has 3 of these communities being built in north metro Denver and I am sure more will be coming soon.
