I recently held a class titled How To Write Winning Offers with First Alliance Title and Greg Parham. Here are some ideas I learned that you might find interesting—
· Ask your buyers this question—“Are you willing to operate within the parameters of current market conditions?
· Buyers need to see and understand the clauses you may use BEFORE they write an official offer on a home. I thought this was brilliant as I bet very few agents do this.
· View new listings early on the first day and write offers before the listing agent gets swamped with calls and of course write an offer with a bonus to the sellers if they accept the offer right awy.
· Text the listing agent that you are preparing an offer on their listing and ask them to please call me.
· Be a buyer’s agent that the listing agent wants to work with. Don’t be Negative Nancy.
· Ask listing agent for help from him or her.
· Don’t use “health and safety” for inspection. What the heck does this mean? Be specific.
· Consider using a Yes/No Inspection and only include an inspection termination deadline.
· Offer non-refundable EMDs at different stages of the process.
· Write back-up contracts as about 20% of offers fall out especially cash offers.
